HOME INSPECTION
IMPORTANT NOTICE: I am currently on a sabbatical year and will not be offering inspection services before January 2023.
A pre-purchase inspection allows you to acquire a detailed knowledge of the building you are hoping to purchase.
Like a diagnosis of the state of health, the report will help you to understand the importance of any defects found and the effect that each will have on the planned use and durability of the building as well as an idea of the scale of the budget required to correct them.
There are many reasons for selling a home but common to all is the desire to optimize on your investment and to avoid costly legal proceedings. A pre-sale inspection provides you with the tools that will assist you in achieving these goals. It will help you get the best price for your house, negotiate the sale from a position of authority and nip many legal problems before they get started.
The Pre-Acceptance Inspection is your opportunity to hold your contractor responsible for his work; to make sure everything in your contract has been completed to the standard for which you have paid. This inspection is a critical step in ensuring you are getting full value for your investment and assures your undisputed coverage under the RBQ’s, Plan of Guarantee for New Residences.

There are many ways to approach any problem or renovation. I will help you find the solution that suits your needs, your home and your budget.

about Liam Pratt:
As specialist in the Laurentians, my on-going training as an inspector (AEC Inspection en bâtiment) combines with an education in science (B.Sc. Biology) and a long and rich experience on construction sites. Over the past 25 years I have inspected, planned, built and renovated all sorts of houses in the Laurentians.
The many problems that these buildings can present are by no means a mystery to me. As a member of the Canadian Green Building Council and LEED Green Associate I have kept myself up to date on the latest techniques in construction and renovation for healthy, sustainable buildings. You can be assured that I will establish for you a personalized and detailed report that will guide you in your purchase decision as well as the future maintenance of your home.
